Every transaction begins with a thorough title search. That’s when our team reviews public records to confirm the property’s ownership history and identify any potential title issues.

We’re looking for things like unpaid property taxes, liens, judgments, recording errors or other claims that could upset the transfer of ownership.

Sweet Sixteen: Clearing Title Issues

If something shows up during the title search, this is where we roll up our sleeves and really get to work.

Our team helps resolve issues that could stand in the way of a clean transfer of ownership. That might mean coordinating lien releases, correcting recording errors, verifying legal descriptions or tracking down missing documents from prior transactions.

Once the title is clear, we begin preparing for closing day. This includes finalizing title commitments, coordinating with REALTORS® and lenders, preparing closing documents and issuing the title insurance policy that helps protect the buyer’s ownership rights.
